Privacy Policy

Green Street Property Management Inc (“Green Street,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains what information we collect when you visit greenstreetpropertymanagement.com (the “Site”), how we use it, who we share it with, and the choices you have.
This policy covers the Site itself. It does not cover the separate resident and owner portals we use for leasing, rent payments, and maintenance requests, which are hosted by our property management software provider and governed by that provider’s own privacy policy. It also does not cover our relationship with you under a signed management agreement or lease, which is governed by that agreement.
Information We Collect
Information you give us
We only collect what you choose to send us through the forms on the Site:
- General contact form — your name, email address, phone number (optional), which category of person you are (owner, prospective tenant, vendor, and so on), your message, and whether you checked either of the optional SMS consent boxes.
- Vacation rental questions — your name, email address, the property you are asking about, and the dates and guest count you entered, along with your message.
- Vacation rental bookings — your first and last name, email address, phone number (optional), stay dates, number of guests, and your payment card details.
We do not require you to create an account on the Site, and we do not ask for Social Security numbers, government ID numbers, or financial account details anywhere on the Site.
Payment information
Card details entered during a vacation rental booking are collected directly by Stripe, our payment processor, inside secure fields hosted by Stripe. Your full card number never reaches our servers and we never store it. We receive only a one-time payment token and the confirmation details of your reservation.
Information collected automatically
- Technical and usage data — your IP address, browser type and version, device type, operating system, referring page, and the pages you view. We use IP addresses to apply rate limits and block automated abuse of our forms.
- Aggregate traffic measurement — we use a privacy-focused, cookieless analytics service provided by our hosting platform to count page views and measure page performance. It does not set cookies, does not use device fingerprinting, and does not build a profile of you.
- Analytics and advertising data — only if you accept cookies. See the Cookies section below.
How We Use Your Information
We use the information described above to:
- respond to your inquiry, question, or service request;
- process, confirm, and manage vacation rental reservations, including sending confirmation and stay-related messages;
- provide property management, leasing, and rental placement services;
- send you periodic emails or text messages about our services, updates, or offers, where you have asked to receive them;
- follow up after correspondence by email, phone, or text;
- operate, secure, and improve the Site, including preventing spam, fraud, and automated abuse;
- understand how the Site is used, so we can improve it; and
- comply with our legal obligations and enforce our terms.
Cookies and Similar Technologies
A cookie is a small file a website stores in your browser. Some are needed to make a website work; others measure how a site is used or support advertising.
We use an opt-in model. When you first visit the Site, you will see a banner asking whether you accept cookies. Until you accept, we load no analytics or advertising tools and set no analytics or advertising cookies. If you decline, we do not load them at all, and we clear any analytics or advertising cookies that may already be in your browser.
Strictly necessary
These are always on, because the Site cannot function safely without them:
- Cloudflare Turnstile — protects our forms from bots and spam submissions.
- Stripe — secures the payment step and helps detect fraudulent transactions.
- Your cookie choice — we store your accept-or-decline decision locally in your browser so we do not have to ask again on every page. This is stored in your browser’s local storage rather than as a cookie, so nothing is written to your cookie jar before you decide.
Functional
These support features you asked for by loading the page:
- Google Maps — displays the location map on vacation rental listing pages.
- Vimeo — displays videos embedded on some pages. We load Vimeo in its do-not-track mode, which prevents Vimeo from tracking your viewing for its own analytics or advertising.
- Web fonts — served by Adobe Fonts and Google Fonts so the Site displays correctly.
Advertising — only with your consent
If you accept cookies, we load Google Tag Manager on certain vacation rental listing pages. Google Tag Manager does not itself collect information about you; it is the tool we use to deliver the tag described below.
Meta Pixel. We use the Meta Pixel, a service provided by Meta Platforms, Inc. (the company behind Facebook and Instagram), on certain vacation rental listing pages. When it runs, it records that a visit to that page occurred and sends Meta your IP address, your browser and device type, the page address you are viewing, and a randomly generated identifier stored in a cookie beginning with _fbp.
We use this to understand whether our Facebook and Instagram advertising is reaching people who go on to look at our rentals, and to allow Meta to show our ads to people who have visited those pages or who resemble them. Meta may combine this information with data it already holds about you if you have a Facebook or Instagram account, and may use it for its own purposes as described in its privacy policy. In that sense Meta acts as an independent controller of the information it receives, not merely as our service provider.
The pixel records page views only. We do not use it to report bookings, payments, or the contents of any form. We never send Meta your name, email address, phone number, card details, reservation details, or any payment identifier.
You have several ways to stop this:
- Decline on our cookie banner, or change your answer later through the Cookie Settings link in the footer of any page. This prevents the pixel from loading at all and clears the _fbp cookie from your browser.
- Adjust your advertising preferences in your Facebook or Instagram account settings, under Ad Preferences.
- Opt out of interest-based advertising across participating companies through the Digital Advertising Alliance opt-out page or the Network Advertising Initiative opt-out page.
- Block or delete cookies in your browser settings.

Changing your choice
You can change your decision at any time using the Cookie Settings link in the footer of any page. You can also block or delete cookies through your browser’s settings, though some parts of the Site may not work properly if you block strictly necessary cookies.
Do Not Track
Because we use an opt-in model, no analytics or advertising cookies are set unless you affirmatively accept them. We do not separately respond to “Do Not Track” browser headers, as there is still no common industry standard for how sites should interpret them. Declining through our cookie banner achieves the same result.
How We Share Your Information
We do not sell your personal information for money.
We share information only as described here:
- Service providers. We use vendors who process information on our behalf and are contractually limited to that purpose: Guesty (vacation rental booking and property management platform), Stripe (payment processing), Resend (delivery of form submission emails), Buildium (owner and resident portals, rental applications, and rent payments), Vercel (website hosting and cookieless traffic measurement), Upstash (temporary caching of listing data), our WordPress host (page content), and Cloudflare (bot protection).
- Property owners and vendors. Where necessary to deliver the service you requested — for example, coordinating a maintenance visit or confirming a reservation — we share the relevant details with the property owner, contractor, or vendor involved.
- Our CRM. Inquiries submitted through our contact form are routed into the customer relationship management tool we use to track and follow up on client relationships.
- Advertising platforms. If you accept cookies, Meta receives information about your activity on the listing pages where its pixel runs. Under California law, this may be considered “sharing” of personal information for cross-context behavioral advertising. You can prevent it entirely by declining cookies or by using the Cookie Settings link in the footer.
- Legal and safety. We may disclose information where required by law, subpoena, or court order, or where we believe it is necessary to investigate fraud, protect our rights or property, or protect the safety of any person.
- Business transfers. If Green Street is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction.
Text Messaging (SMS)
If you check one of the SMS consent boxes on our forms, you consent to receive text messages from Green Street Property Management Inc at the number you provided. Consent is never required as a condition of purchasing or receiving services, and you can reply STOP at any time to stop receiving messages.
Your mobile phone number and your SMS consent are never shared, sold, or transferred to any third party for their own marketing or promotional purposes. They are shared only with the messaging providers that deliver our texts on our behalf. This restriction is not affected by any other sharing described in this policy.

How We Protect Your Information
The Site is served entirely over encrypted HTTPS connections. We use bot protection on every public form, rate limiting to block automated abuse, and security headers that guard against common web attacks. Card payments are handled by Stripe, a PCI-DSS Level 1 certified provider, and card numbers never touch our servers. Access to inquiry and reservation data is limited to staff who need it to do their jobs.
No method of transmission or storage is completely secure, so we cannot guarantee absolute security. If a breach affecting your personal information occurs, we will notify you by email where we have your address, in accordance with applicable law.
How Long We Keep Your Information
We keep inquiry and contact information for as long as needed to respond to you and for a reasonable period afterward for follow-up and recordkeeping. Reservation and payment records are kept as long as required for tax, accounting, and legal purposes. Owner, resident, and vendor records are kept for the duration of the relationship and for the period required by California law afterward. You can ask us to delete your information as described below.
Your Privacy Rights
California residents
Under the California Consumer Privacy Act, as amended by the California Privacy Rights Act, California residents have the right to:
- know what personal information we collect, use, and disclose, and the categories of third parties we disclose it to;
- request a copy of the personal information we hold about you;
- request correction of inaccurate personal information;
- request deletion of your personal information, subject to legal exceptions;
- opt out of the sharing of personal information for cross-context behavioral advertising; and
- not be discriminated against for exercising any of these rights.
We do not sell personal information. We do, however, share one category of personal information — internet and network activity, meaning your IP address, device and browser details, and the listing pages you view — with Meta for cross-context behavioral advertising, and only if you have accepted cookies. We do not share personal information about anyone we know to be under 16 years of age.
To opt out of this sharing, decline cookies on our banner or use the Cookie Settings link in the footer of any page. That is our designated method for submitting an opt-out request, and it takes effect immediately in your browser. To exercise any other right, contact us using the details at the end of this policy. We will verify your identity before responding, and an authorized agent may submit a request on your behalf with proof of authorization.
We also comply with the California Online Privacy Protection Act. You may browse the Site anonymously, this policy is linked from the footer of every page, and you may request that we correct or remove your information at any time.
Other U.S. state residents
If you live in a state with a comprehensive consumer privacy law, you may have similar rights to access, correct, delete, or obtain a copy of your personal information, and to opt out of targeted advertising. Contact us using the details below and we will honor your request as required by your state’s law.
Visitors from outside the United States
Green Street operates in the United States, and your information is processed and stored here. If you are visiting from the European Economic Area, the United Kingdom, or another region with data protection laws, be aware that the United States may not offer the same protections as your home country. By using the Site or submitting information to us, you understand that your information will be transferred to and processed in the United States.
Children’s Privacy
The Site is intended for adults. We do not knowingly market to or collect personal information from children under 13, in accordance with the Children’s Online Privacy Protection Act. If you believe a child has provided us with personal information, contact us and we will delete it. Vacation rental bookings and SMS messaging require you to be at least 18 years old.
Third-Party Websites
The Site links to websites we do not control, including our resident and owner portals, our listings on booking platforms, our social media profiles, and mapping services. Once you leave the Site, this policy no longer applies. We encourage you to read the privacy policy of any site you visit.
Email Communications
We comply with the CAN-SPAM Act. We do not use false or misleading subject lines or sender addresses, we identify commercial messages as advertisements where required, we include our physical business address, and we honor opt-out requests promptly. To stop receiving marketing email from us, use the unsubscribe link in any message or email us at the address below.
Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date at the top of the page. Material changes will be reflected here, and continuing to use the Site after an update means you accept the revised policy.
